Ballards Retreat is annexed to our house, all on the ground floor, comfortably furnished and recently redecorated. The apartment, and it's garden area has lovely estuary views towards Braunton and Saunton and is ideally placed to visit the many attractions that the area has to offer.
Amongst these is the Tarka Trail, which runs alongside the estuary, from Braunton to Bideford and then through the countryside towards Hatherleigh following the old railway line. Cycles can be hired for use along the path, which is very scenic and popular with walkers. Bideford, with nearby Atlantic Village, and Barnstaple are the main shopping areas, Barnstaple has won many prizes for it's beautiful floral dispalys. The Big Sheep, Dartington Crystal, The Milky Way and RHS Rosemoor Gardens, are all close by and well worth a visit.
Of our various sandy beaches Croyde beach is very popular for surfing, Saunton Sands and the Burrows. With it's huge dunes and Westward Ho! With it's pebbleridge are favourite sunbathing and swimming areas. Instow, nearest home, has another well-used family beach. There is a wealth of spectacular wildlife and scenery, which makes the area so beautiful, all within east travelling distance. If you enjoy walking, the possibilities are endless, Exmoor, many miles of coastal paths and country walks are all within easy reach. |

It is one of Devons' prettiest villages and has been the winner and runner up of "Devon's Best Kept Village" on a number of occasions. There is a village post office/stores, church, tea room and delightful 14th century pub. Berrynarbor is in a good location for walking, sea-fishing, bird-watching, horse riding and of course, relaxing!!
The busy seaside town of Ilfracombe is just 4miles away and has the nearest indoor swimming pools, theatre and cinema. For the more serious shoppers, there is Barnstaple and Bideford.

The Exmoor National Park is ideal for walkers with its Tarka Trail which runs for 180 miles. There is wildlife in abundance including red deer and otters, and from Bideford itself you can catch a boat to the National Marine Nature Reserve of Lundy Island. Here you can watch puffins and razorbills as well as grey seals.

Welcombe is easily accessible from the A39 between Hartland and Kilkhampton close to the Cornish border, many of the tourist attractions in the area, including local beauty spots, ideal for children and adults alike, yet remaining a quiet and unspoilt part of Devon.
Being the only caravan on the farm, it is situated in a secluded spot behind the hay barn with its own garden area and far reaching views over farmland to Dartmoor, Bodmin Moor and the sea.
Welcombe Mouth, some 2 miles, is a small cove with rugged rocks, cliffs and good surfing, having a sandy beach at low tide and safe bathing. For the more energetic, the cliff walks offer the breath-taking scenery of the North Devon coastline.
Welcombe Post Office and General Store caters for day to day needs, whilst Kilkhampton, a small Cornish village, is 4 miles providing greater shopping choice. Welcombe Cross Restaurant is within easy walking distance.

West Down is a small village 3 miles inland from the coast near the famous sandy beaches of Woolacombe, Putsborough and Croyde. Glorious coastal walks are within 3 miles and Exmoor is not far. Barnstaple is only 9 miles away, and is a busy market town with lots of history.
The village is complete with its own pub and excellent village shop within 100 yards of the cottage which is terraced and overlooks the Village Square, Kingsclose was the owners second home until they headed west to the Old Vicarage approximately 100 yards away. They make their outdoor heated pool available from June until September. The cottage is modernised and equipped to a high standard and has full central heating.

This Grade II Listed townhouse is arranged over three floors with plenty of space for larger groups.
There is a large secluded walled garden with patio area to the rear, steps lead up to a sun-terrace to the kitchen.
There is parking outside with visitors permits and pay and display.
On the ground floor there is a large games room with table tennis and dance floor, laundry room, cloakroom with w.c and a double bedroom. The entrance hall leads to the rear garden.
The first floor has two sitting rooms and a dining room with access onto the front balcony overlooking the bowling green. There is a good sized kitchen with sun-terrace and a serving hatch to the dining room. A large bathroom with shower, bath, bidet, w.c.
The second floor has five large bedrooms arranged as three doubles and two twin beds, with vanitory units in some rooms.

The farmhouse which is owned by an educational charity is only available for Christmas and New Year and again for two weeks in August.
